What does this inventory include?

Only advertisements marked available, observed recently enough for their source’s update frequency and permitted for public display are counted. A recent observation does not guarantee that applications are still open.

Compare your actual monthly budget

Low base rent and a low monthly bill are different things. Use each listing’s price labels to compare the same kind of amount.

  • Base rent excludes additional costs. Add service charges, gas, water, electricity and other recurring costs only when you know which components are included.
  • A figure is labelled as a total only when the source states one. ‘Not stated’ means unknown, not €0. Ask for an itemised breakdown before committing your budget.
  • Budget for any deposit and moving costs separately from monthly expenses. Check the tenancy duration, start date and conditions in the original advertisement as well.

Checks for renting in Amsterdam

Renting a self-contained home: check the housing permit

Social and mid-range rentals in Amsterdam may require a housing permit. Ask the landlord whether it applies to this home and check the City’s current conditions. A low advertised rent does not establish that you qualify.

City of Amsterdam: housing permit conditions

Sharing: check whether your living arrangement is permitted

Amsterdam has permit rules for renting rooms to multiple people. Before signing, ask whether your household or sharing group is allowed at the address. An advertisement saying ‘sharing allowed’ is not enough to establish this.

Social housing: use its separate application route too

These advertisements do not replace registration for social housing. The City directs applicants to DĀK Regio Amsterdam for many housing-association homes. Follow that route separately if you are seeking social housing.

How this snapshot works

Homebound counts source advertisements here. This is not a market report or evidence that every advertisement represents a different home. Sources that are unreachable or do not permit public display do not contribute listings to this selection. The observation range above describes when sources were seen, not when homes were first advertised. The page attempts to refresh the data every minute; check the displayed timestamp and the source.
