Terms of service

Effective from 3 October 2026

These terms of service apply to your use of Homebound, the service provided at www.homebound.app by Eric Tabacaru, trading as Homebound. By creating an account and using the service you agree to them. Please read them before you sign up.

Who we are

Homebound is an independent service operated by Eric Tabacaru, trading as Homebound ("Homebound", "we"). Our website is www.homebound.app.

Homebound is a tool that helps you search for and apply to rental homes. We are not an estate agent, landlord or government body and we do not guarantee the availability or accuracy of any home or application. Any tenancy agreement is concluded directly with the landlord or the agent offering the home.

What Homebound is

Homebound collects public advertisements from Dutch rental sites, brings them together in one place, and helps you prepare an application: fill in your profile details, draft a letter, and optionally use a browser extension to carry your details into an application form. You decide what to save, what to use and what to submit.

We do not sell or rent anything. No part of Homebound replaces a contract with a landlord or an official application to an authority.

Account and access

You need an account to use the service. You register with an email address and a password, and you are signed in straight away. We ask you to confirm your email address when you first need a paid plan. You are responsible for what happens with your account. If you share your details or lose access to your email, let us know as soon as possible through the feedback option in your account.

You use Homebound at your own risk and for your own purposes. You may not use the service to harass others, overload the service, or gain access to other people's data.

The data we use from your account

To make the service work we store your account details, saved searches, saved homes, profile answers, your applications and your generated letters. Exactly what we do with that, on which legal basis and for how long, is set out in our privacy policy.

Listing information and sources

Listing information is taken from external rental sites. We do not verify it fully. Prices, addresses, availability and conditions may be outdated, incorrect or misleading even if they look correct at the time of publication. Always check with the source before you submit an application or arrange a viewing.

We do not collect or share complete addresses of homes or tenants beyond what the source already makes public. When we store and show advertisements we apply a retention window per source.

Letters and AI assistance

If you choose to, Homebound can ask an AI writing assistant to draft a cover or motivation letter for you. This is opt-in and only works with your explicit consent. We then send only the profile details you selected, the home details relevant to the letter, and any instruction you typed, to our AI provider (OpenRouter).

A draft is a suggestion, not a statement by you. You read, check and decide whether to use it. We stop the AI from inventing claims about money, a guarantor, registration or availability, but checking the result remains your responsibility. If you do not use the AI feature, the rest of Homebound works exactly the same.

Browser extension

The optional Homebound extension for Chrome and Firefox uses your saved profile details to fill in fields you selected on a rental site's application page. You connect the extension to your account yourself, review what is filled in and decide what is carried over. You submit the application yourself, on the landlord's site.

The target site therefore only receives what you confirm or submit there yourself. Using the extension is a separate, optional consent that you can withdraw at any time.

Subscriptions and payment

Homebound offers a free plan, Open Door. There is also a paid subscription, Home Stretch, of EUR 20 per month, with VAT included. The subscription renews monthly until you cancel it. There is no free trial. The price, the currency and the VAT treatment are set by Dodo Payments in the product itself; we cannot change them at your request.

You start a paid subscription on a Dodo Payments checkout page. Dodo is the Merchant of Record here: Dodo is the legal seller and the party that contracts with you for the purchase, and Dodo is named as the seller on your payment receipt and invoice. Homebound remains the party that delivers the service and is responsible for what the service gives you.

You cancel in the Dodo Payments customer portal, which you open from our plans and billing page. You can cancel at any time; the cancellation then takes effect at the end of the period you have paid for, and you keep your paid access until then. After that your account returns to the free plan. Your subscription is then not charged again unless you start a new one.

Refunds are handled by Dodo Payments, because Dodo is the seller. We have no separate function of our own for you to request a refund, so Dodo Payments is your contact point: their contact details appear on the checkout page and on your payment receipt. We do not waive any mandatory consumer rights.

If you are a consumer in the European Union, you have the right to withdraw from this purchase within fourteen days of entering into this contract. That right also applies to a digital service you receive immediately; we do not exclude it, and we do not ask you in advance to agree that it ends as soon as you start using the service. To use it, contact Dodo Payments within those fourteen days using the details on the checkout page or on your payment receipt, or contact us through the feedback option in your account, and we will pass your request to Dodo.

We never store full payment details ourselves. The card number and the security code are processed by Dodo Payments and are never stored by us or sent to us. The expiry date and any other non-sensitive payment details may be part of the billing notification Dodo sends us, which we do keep in our own records.

Cancellation and deletion

You can delete your account at any time from your account settings. Deletion happens after a short grace period, so that you can temporarily restore your account. We then delete your account data and the associated data from our database. We may keep data that we are legally required to keep, for example proof of a paid transaction.

We may suspend or terminate access for legal or security reasons, or on a court order or legal obligation.

Availability and changes

We aim for a reliable service, but search, the AI feature or the application form may not work from time to time. Our service is provided as-is, without a guarantee that it is always available or error-free.

Liability

To the extent permitted by law we exclude liability for indirect loss, loss of data or missed opportunities. Our liability is limited to the amount you paid for our service in the last twelve months, or to one euro if you have paid nothing.

Not complying with these terms may lead to your access being restricted or terminated.

Changes to these terms

We may change these terms. We will inform you of a significant change through your account or by email. The date at the top of this page is the date the current version took effect.

Governing law and disputes

Dutch law applies to these terms. We submit disputes to the competent court in Amsterdam. As a consumer you can also rely on mandatory consumer protection in your own country and before the competent authority there.

Questions about these terms, or a complaint, can be sent through the feedback option in your Homebound account. We reply within one month. Homebound does not currently publish a postal address or a general email address that we read; we are establishing one and will complete this notice as soon as a public contact channel is available.
